We are currently looking to fill the position of Right-of-Way Specialist for our Utica, OH Service Center. This position works daily with the engineering and operations departments to execute land services for the Cooperative including obtaining and negotiating right of ways and other land agreements, reviewing title to relevant properties, and otherwise assisting operations in construction projects by coordinating and executing land functions.
Nature and Scope of Position (Essential Duties and Responsibilities):
Support and incorporate the Cooperative’s Mission, Vision and Values in personal and professional behavior and decisions.
Support and promote the Cooperative’s policies, procedures, goals and objectives.
Understand, observe and enforce the Cooperative’s safety and security procedures and report potentially unsafe conditions to appropriate supervisor and/or safety department personnel.
Maintain positive business relationships with members, land owners, consultants, vendors, or government organizations.
Determine rights of way and property ownership. Oversee proper recording of all necessary documents at the proper County Recorder’s Office. Prepare right of way forms and acquire right of ways and other land agreements from landowners.
Work with division personnel on the acquisition of easements and other real property rights. This may include leases, rights of way, substation acquisitions, permits, and meter site agreements.
Understand and apply knowledge of applicable federal and state laws, guidelines and regulations as they relate to the Cooperative’s business.
Work with land owner’s to negotiate fair settlement of property damage.
Performs services of a Notary Public, in accordance with state laws.
Perform other related duties as may be assigned.

Experience and Education:College degree preferred with a minimum of four years progressive working experience, or an equivalent combination of education, experience, and training. Working knowledge of the Cooperative's business line operations. General working knowledge of Ohio real estate laws and landman practices. Proficiency in Microsoft Office, Word, Excel, Outlook, and PowerPoint applications required.
Certificates, Licenses and Training: Valid Ohio driver’s license required. Ohio Notary Public required. Must attend meetings, training seminars or other Cooperative functions when requested which may involve overnight travel. Has the functional and technical knowledge and skills to do the job at a high level of accomplishment and professionalism.
Language and Interpersonal Skills: Excellent verbal and written communication skills. Excellent negotiation skills. Excellent demeanor and approach with landowners. Needs to maintain integrity, professionalism, and fair and honest dealing in negotiations.
Other Skills and Abilities: Follows American Association of Professional Landmen’s Code of Ethics and Standards of Practice. Has a thorough understanding of Cooperative’s goals and objectives. Displays high standards of ethical conduct and is widely trusted and viewed as a direct and truthful person. Effective problem solver. Must be a self-starter and require minimal supervision.
Physical Demands and Work Environment: The physical demands described below are representative of those that must be met by an employee to successfully perform the essential functions of this job. Work is performed primarily in a climate controlled environment with minimal noise levels. Requires some travel to and from remote office locations, county courthouses, landowner properties, or other areas necessary to perform the essential duties.
The physical demands of this position include frequent sitting, standing, walking, talking, hearing, visual ability and mental and emotional demands. Requires repetitive motions with hands and fingers such as dialing and keyboarding.
Must be available to work during non-working hours which may include weekends and holidays.
