Sulphur Springs Valley Electric Cooperative, Inc. is seeking a qualified applicant to fill the position of Acquisition Right of Way Agent.
The Acquisition Right of Way Agent is responsible for performing negotiation and acquisition of real property rights for permanent use of private and public lands for electric utility facilities. Performs complex right-of-way siting analysis for CWP projects valued in the millions of dollars. Prioritizes right-of-way acquisition which results in the most cost-effective option for construction, maintenance, long-term management, regulatory or environmental compliancy of projects. This is a technical position which secures easements, deeds, permits and licenses for real property rights, and coordinates projects with engineering, construction, regulatory, public and private entities. The duties of this position require considerable public contact and the use of discretion and independent judgment.

Responsible for negotiating and securing real property and property rights for large scale SSVEC CWP projects.
Develops negotiation strategies for acquisitions of complex sensitive easements, including preparation of any required legal documents.
Secures, examines and interprets property records, title reports, deeds, covenants conditions and restrictions, agreements to determine ownership, easements, liens, mortgage or other encumbrances on property.
Provides intra-agency support in research and planning of project routes, problem solving assistance to field technicians and maintaining legal compliance with local, state and federal laws, regulations, ordinances, procedures, policies and practices.
Qualifications:
Associate degree with major course work in land titles, real estate, civil survey, communications, business administration, or related field; or Professional Certification in Negotiation/Acquisition from the International Right-of-Way Association; or three years of responsible experience in the acquisition of real property. Or an equivalent of combination of education and experience.
Professional certification by the International Right-of-Way Association in Negotiation/Acquisition is preferred.
