SUMMARY

To provide maintenance for office buildings in Fayetteville and Dunn, warehouse, grounds and other facilities of the Cooperative.

To make improvements to building and facilities which will preserve or increase their value and benefits to the Cooperative.

To maintain the appearance of Cooperative lawns, landscaping around buildings, office buildings in Fayetteville and Dunn, warehouse and other facilities of the cooperative.

RESPONSIBILITIES AND DUTIES

Below is a list of typical duties for which the Building and Grounds Technician will be accountable/responsible This list is not intended to include all responsibilities of this position but an outline of tasks indicative of the overall function of this job. Responsibilities/duties include, but are not limited to:

Maintenance/making improvements and repairs to electrical, plumbing and related systems (HVAC) of Cooperative facilities;

Assisting/coordinating/directing the work of contract cleaning and lawn maintenance vendors;

Inventory of cleaning and maintenance supplies;

Maintaining grounds/facilities, which include but is not limited to:

• • Pruning shrubbery, trees and hedges

  • Application of fertilizers

  • Spraying chemicals to control insect, rodents, roundup,etc.

  • Planting landscaping grass, shrubs, trees, etc.

  • Parking lots and sidewalks in adverse weather

  • Power washing building

Appearance of building, lawns, landscaping and other assigned facilities;

Setting up chairs and tables for meetings;

Maintaining applicable chemical application licenses;

Picks up mail from Post Office in AM and drops of mail at Post Office in PM;

Remaining abreast of improvements/enhancements affecting assigned operations include but are not limited to:

• Building specifications

• Chemical application guidelines

• Equipment

• Materials

• Procedures

• Standards

Responsible for maintaining a safe work environment and must adhere to all SREMC safety guidelines.

Controlling costs of assignments;

Troubleshooting assigned problems;

Reporting problems and conditions promptly which warrant immediate resolution;

Attending scheduled meetings;

Personal productivity and adherence to schedules and deadlines for assigned work;

Providing assistance to other company personnel and helping maintain good departmental and company morale;

Working independently; to the extent to which an employee performs work with little or no supervision;

Completing annual personal and departmental goals assigned by management;

Participating and assisting with the Cooperative’s Annual Meeting as needed;

Accuracy and neatness of work performed;

Ability to file, maintain records and uphold confidentiality and security;

Keep assigned work area clean, neat and organized at all times;

Understanding and personally performing all duties in accordance with applicable safety and Cooperative policy manuals, as well as reporting to Supervisor hazardous conditions and needed maintenance in the office.

Performance of related duties as assigned or necessary.

EDUCATION

High School Diploma or equivalent; a Certification in Pesticide Application is preferred.

EXPERIENCE

Two (2) years of experience in building maintenance or in a related position preferred.

JOB KNOWLEDGE

Computer proficiency required. Must have full knowledge of the Cooperative’s programs, processes, rules and regulations and safety guidelines as needed to effectively perform this job. Also, helpful to have progressive experience with a utility and a thorough understanding of a utility, specifically a cooperative.

ABILITIES AND SKILLS

Considerable knowledge of utility practices and procedures essential to maintain a safe work environment for worker(s) and the public. Must exercise initiative, judgement and knowledge of cooperative practices, policies and organization, must be knowledgeable of and recognize applicable safety standards and regulations;

Skilled in the safe use of hand held electrical tools and other machinery needed to successfully perform the job responsibilities of this position.

 Ability to read and comprehend manuals, blue prints, wiring diagrams.

PHYSICAL REQUIREMENTS

Required to pass a physical examination and drug test when employed.

Must have the physical ability to perform the essential functions, duties and responsibilities of the job, which include, but are not limited to: Tasks require a variety of physical activities involving muscular strain related to walking, standing, stooping, sitting, reaching and lifting. This position may require occasional lifting of objects weighing up to 80 pounds and/or carrying of objects weighing up to 40 pounds. Essential functions require talking, hearing, seeing, and complex eye and hand dexterity. Mental application utilizes memory for details, verbal instructions, emotional stability, and creative problem solving.

SPECIAL REQUIREMENTS

Must be able to obtain any certifications needed to perform the job responsibilities required of this position;

Must be willing to accept on-call & call-out assignments as necessary.

Must possess a valid and insurable NC Drivers License.

WORK CONDITIONS

Incumbents of the position work in an indoor/outdoor environment and are regularly exposed to changing weather conditions. Daily travel required in normal course of job performance. Hazards common to working around high voltage power systems exist.

This position does not qualify for work-from-home status.
