AEC currently has an opportunity for a Facilities Maintenance Technician position in our New Market, Tennessee office. The Facilities Maintenance Technician is responsible for performing preventive, corrective, and routine maintenance activities that support the safe, efficient, and reliable operation of Appalachian Electric Cooperative's facilities, grounds, and building systems.

ESSENTIAL DUTIES AND RESPONSIBILITIES
Facility Maintenance & Repairs
- Perform routine maintenance and repairs to buildings, grounds, and facility systems.
- Perform basic plumbing, electrical, carpentry, painting, drywall, flooring, and general repair work.
- Troubleshoot and repair facility-related issues to minimize downtime and disruptions.
- Respond promptly to maintenance requests, work orders, and emergency repair situations.
- Maintain doors, locks, windows, lighting, fixtures, and other building components.
Preventive Maintenance
- Complete scheduled preventive maintenance activities on facility systems and equipment.
- Assist in maintaining preventive maintenance schedules for HVAC, electrical, plumbing, roofing, fire protection, security systems, generators, and other building assets.
- Conduct regular inspections to identify deficiencies, safety concerns, or needed repairs.
- Monitor facility conditions and recommend corrective actions when necessary.
Grounds & Exterior Maintenance
- Maintain exterior grounds, parking areas, sidewalks, storage areas, and common spaces.
- Assist with landscaping, mowing, trimming, seasonal cleanup, and snow/ice removal as needed.
- Ensure AEC facilities present a clean, safe, and professional appearance.
Vendor & Contractor Support
- Coordinate with service providers and contractors as directed.
- Provide contractors access to facilities and assist in monitoring completed work.
- Verify maintenance services are performed according to specifications and report concerns to management.
Documentation & Recordkeeping
- Maintain maintenance logs, inspection reports, work orders, inventory records, and repair documentation.
- Assist in maintaining asset inventories, service records, warranties, and maintenance histories.
- Update maintenance tracking systems and ensure accurate documentation of completed work.
- Support the facility ticket/work order process and maintain records of maintenance activities.
Safety & Compliance
- Follow all AEC safety policies, procedures, and regulatory requirements.
- Assist with facility safety inspections and corrective actions.
- Ensure maintenance activities are completed safely and in compliance with applicable regulations and standards.
- Maintain tools, equipment, and work areas in a safe and orderly condition.
Facility Projects
- Assist with office improvements, facility upgrades, renovations, and special projects.
- Support the installation of equipment, furnishings, and building improvements.
- Assist with facility moves, event setup, and other operational needs as assigned.
Other Duties
- Operate cooperative vehicles, tools, and equipment in accordance with company policies.
- Participate in training and continuing education opportunities related to facility maintenance and safety.
- Perform other duties as assigned.
Qualifications & Requirements
- High school diploma or equivalent required
- 3+ years of experience in building maintenance, facilities operations, construction/project coordination, or a related hands-on trade role (experience in utilities, electric cooperatives, or industrial settings highly desirable).
- Strong practical skills in multiple trades (electrical, plumbing, carpentry, HVAC basics) with the ability to perform hands-on work.
- Knowledge of building codes, electrical safety standards, OSHA regulations, and facility best practices.
- Valid driver's license and ability to operate cooperative vehicles/equipment.
- Strong problem-solving, organizational, and communication skills.
- Ability to work independently, prioritize tasks, and respond to emergencies outside regular hours if needed.
- Preferred certifications: Relevant trade licenses (e.g., electrical, HVAC), Certified Facilities Manager (CFM), or similar credentials.
Physical Requirements
- Ability to frequently stand, walk, bend, kneel, climb, reach, push, pull, and lift.
- Ability to lift and carry materials weighing up to 50 pounds on a regular basis.
- Ability to work on ladders, rooftops, elevated platforms, and in confined spaces when required.
- Ability to work indoors and outdoors in varying weather conditions.
- Ability to respond to after-hours maintenance emergencies when necessary.
Working Conditions
The Facilities Maintenance Technician works in office buildings, warehouse facilities, garages, storage areas, and outdoor environments. Work may involve exposure to moving mechanical parts, electrical systems, weather conditions, noise, dust, and other conditions associated with maintenance activities. Appropriate personal protective equipment must be worn as required.
